Ready made house plans!

Most clients tend to get impressed by the house elevations they see along the streets. Or they get fascinated by their friends' houses. As a result they make their own houses look same as the ones they see somewhere by copying plans. Others go online to buy best plans for their houses (homes).

The idea is not bad at all! May be it is because they have been attracted aesthetically. But if the reason is to save cost that could be wrong, because clients might end up spending more than what they think!!

In my own view, I think it is not advised to use plans from a different project because every project is unique. Every site is different from another. And every site must be analysed, and the resulting design normally responds to the analysis carried out before.

Some of the factors which make one project differ from another are:
-Size or area of the site; would affect the plot ratio, i.e. built area/plot area
-access or entrance to the site and the infrastructure around e.g. roads; this would affect the elevations, orientatations etc.
-physical features, topography of the site and soil type, this would affect type of foundation, construction methods and materials used etc.
-climate type, (macro/micro-climate), this affects choice of materials, layout in general, elevations (shading devices), orientation etc.
-site location.

Other factors are not quantifiable e.g. status, feelings, taste etc. These factors can affect the general view of houses (articulations, finishings, material choice, space volumes etc.) and the eventual overall cost of the building.

It is good to get your house designed to suit your own needs (and affordability)! Otherwise you would be inheriting somebody's feelings or requirements!

Nota Bene:
-In the building industry people who commision building projects are referred to as clients.
-Houses are built on a piece of land which is called a building site
-If someone likes certain houses' views or plans and would like to use them, I would advise that some modifications be done before using them.
